Best Bathroom Ventilation - Vent Away Moisture and Mold With These Tips

The American bathroom is undergoing a major renovation. The standard 5'x8' bathroom with a tub and shower combo is giving way to a spa-like setting with artistic styling and unique materials. Bathroom ventilation however, is frequently underpowered to handle the steam, humidity and warm temperatures that result, and won't prevent the bathroom mold and mildew that can follow.

There are many new options for bathroom renovations that will help you create a bathroom that looks great, performs well, and is relaxingly beautiful. Included among these, are some real advances in bath ventilation that can keep these rooms looking great for years to come.

How to vent your steam
Warm temperatures and lots of humidity make a bathroom a hot spot for mold and mildew growth. Uncontrolled humidity can cause allergy problems and damage windows, walls and ceilings by encouraging the growth of molds, mildew, bacteria, dust mites, dry rot and insects. To prevent your bathroom from becoming a Petri dish, you'll need a powerful bathroom vent fan.

There are three kinds of fans that can do the job; bath fans, remote fans and energy or heat recovery ventilators. Bath fans are installed directly in the bathroom, usually on the ceiling, and discharge moisture to the exterior via a duct. Remote fans, also known as multi port ventilators, are mounted elsewhere in the building, such as in the attic, and use ducts to exhaust air from one or more bathrooms at the same time.

In addition to being able to handle larger baths, one popular advantage of multi port ventilator is that they are extremely quiet. Since the fan is mounted in a remote location, very little sound is transmitted to the bathroom.

Today's newer homes may, but don't always, include bathroom ventilators. Surprisingly, in some areas of the country, builders are not required to install a bath fan if the bathroom has a window, as if you could just leave a window open on a chilly winter morning! If your builder expects you to shower in sub-zero conditions, make sure you ask for a bath fan to be installed when the bathroom is built.

In addition, it is very important that bath fans be vented correctly. One of the most common mistakes builders make is venting the bathroom into the attic, which just transfers the moisture and mold problem overhead. Efficient bathroom ventilators must vent to the outdoors, sending moisture back into the environment.

Typically, the exhaust vents should be located over or near the shower or bathtub and in an enclosed water closet. With windows closed, exhausted air will be replaced by makeup air from adjacent rooms or forced air system registers. Bathroom doors should also be undercut by at least 1 inch to allow return air to enter the room.

Your bathroom ventilator should be left on for 20 minutes after use of the bathroom. A timer is a good solution, allowing the fan to turn off automatically at the proper time. For steam showers it is best to have a separate fan in the steam room that can be turned on after use.

For bathrooms up to 100 square feet in area, the Home Ventilation Institute (HVI) recommends that an exhaust fan provide 1 CFM per square foot (approximately eight air changes per hour) to properly ventilate the bathroom. For example, if the bathroom is 8' x 5' (with 8' ceilings), your bathroom area is 40 square feet. At 1 CFM per square foot, the minimum recommendation is a fan rated at 40 CFM.

For bathrooms above 100 square feet in area, HVI recommends a ventilation rate based on the number and type of fixtures present, according to the following table:

Toilet: 50 CFM
Shower: 50 CFM
Bath Tub: 50 CFM
Jetted Tub: 100 CFM
For example, if the bathroom is 20' x 12' with a tub (without jets), a shower enclosure and an enclosed toilet, each fixture will require 50 CFM, so the minimum recommendation for a ventilator is 150 CPM.

For bathrooms this size, you have two options:

Install a 50 CFM bath vent fan over the tub, one in the shower and one in the water closet. This method is very effective and will provide ventilation where and when it's needed.
Or, install one 150 CFM fan. The air will then be pulled through the entire room and exhausted at a central location.

Moisturizing Shampoo - While the term is thrown around quite a bit, moisturizing shampoos are formulated with specific ingredients that help replenish and restore protein bonds while maximizing absorption into the shaft and scalp.  What to look for?  Our most popular and successful products are formulated with two ingredients we think provide maximum benefit - Emu Oil and Panthenol.  Emu Oil is a deep penetrating compound that is easily absorbed into the sheath and cortex of the follicle.  It has transdermal properties meaning it penetrates depeply and easily and is a "carrier" oil - allowing it to infuse topical nutrition, vitamins and amino acids.  Panthenol helps soothe scalp and shaft and helps lock-in and retail elasticity and moisture.  Like many products prolonged and consistent use is recommended for maximum benefit.

It is becoming more and more common to find urinary cystitis in cats. The biggest problem is dry cat food. Dry cat foods are composed of high amounts of fillers like corn and gluten. Eating the dry food and not getting enough moisture in the diet keeps the urine too concentrated, so it is difficult for the urinary system to eliminate bacteria or flush out crystal formations before they become too large. If cats are feed only dry food they need extra moisture and plenty of water to compensate for dehydration. The best thing to do is give your cat moist food or at least replace moisture in the dry food by adding broth or water. Cats not fed this way from the time they are kittens will probably not eat it, so you either have to slowly replace some moisture in the dry food or gradually switch to canned foods.

Urinary cystitis in cats sometimes needs to be treated with antibiotics if they have an infection. An infection can develop quite easily, especially if their immune system is already compromised from another disease, such as diabetes.

Cats also have and feel emotional stress which can contribute to urinary cystitis in cats. Stress, just like with us humans can cause illness; mainly because stress lowers our immune system response. Cats are very sensitive to change and especially change in routine. So, if there is a new person in the household, multiple cats that do not get along, or not having a quiet place to hide, will create stress for the cat.

In order to prevent cystitis in cats, the urine needs to be on the acidic side so bacteria and crystals which form in the urinary tract, can be dissolved and flushed out with the urine. Vitamin C and cranberry capsules mixed in with the food can help with the pH levels. Be sure and use Ester C which is a mild form of vitamin C, and does not cause diarrhea. How To Install Furring Strips to Concrete Walls

If you are planning to finish a basement you will most likely need to install furring strips to the concrete walls so that the walls can be sheetrocked.

Attaching furring strips to concrete walls can be easily done using 2"x2"s or 2"x3" kiln dried wood studs, liquid nail glue, and some fluted concrete nails.

Due to moisture in the basement, I prefer to use a 2"x4" pressure treated stud laid flat along the bottom of the wall. Lay the stud on its flat side up against the wall. The furring strips will sit on top of the pressure treated stud, such that there is effectively a moisture barrier between the basement floor and the kiln dried studs.

The kiln dried studs should be placed on 16 inch centers along the wall, again resting on the pressure treated 2"x4". The kiln dried studs should run the entire height of the concrete wall.

To secure the bottom plate and studs to the wall, I first run a bead of Liquid Nails (designed to adhere to concrete and wood), along the entire length of the bottom plate/stud. If you are using 2"x3"s for the furring strips, the glue should be applied to the wider side, such that when the stud is installed, you effectively have the flat side of the stud attached to the wall.

Start with the application of glue on the pressure treated bottom plate.

Next, using a drill and a masonry bit, drill pilot holes into the bottom plate. The holes should be placed every 16 inches along the length of the plate and should penetrate the concrete walls approximately 1.5". Then using 3" fluted nails and a 3-5 lb sledge hammer, pound the nails into the holes. Note: I prefer to drill and pound a nail, one hole at a time to eliminate alignment problems.

Once the bottom plate has been installed, repeat the process on the vertical kiln dried studs. Install one stud at a time, again on 16 inch centers. Make sure they stand straight and level.

To help hold the vertical stud in place while you are drilling holes and pounding in concrete nails, I like to toe nail the bottom of the stud into the bottom pressure treated plate first.

Once the glue has set up, the furring strips will be strongly fastened to the wall and ready for drywall.

Note, however, you may want to apply pink board insulation in between the studs to provide some level of insulation between the concrete walls and the finished sheetrocked wall. Simply cut the insulation to the proper width, apply some Liquid Nails to the back side of the insulation board, and then press the insulation in-between the studs.

Synthetic Stucco and Moisture - Architectural Mouldings Vs Wood Trim

EIFS (exterior insulated finish systems) have the potential for more aesthetic appeal than any other siding with the addition of architectural moldings and decor, but if improperly installed can cause health problems for yourself and your home. One of the more common problems is the improper installation of wood trim around doors and windows, leaving cracks for water and moisture to penetrate through that cause mold growth and deterioration in your wood sheathing and framing. The unfortunate truth about these situations is that most homeowners are not aware that there may be a situation until someone in their family starts getting sick and sees a doctor or rot has appeared. In worst case scenarios, EIFS will entirely cover the problem until pieces of the home start to fall apart. In the end, you risk spending tens of thousands of dollars spent on having the old substrate removed, replaced, and possibly an entire replacement of the siding.

New materials have arisen on the scene specifically for EIFS which not only avoid the problem of having cracks for which water to penetrate, but go a step further to divert water entirely from your windows and doors. Architectural moldings use the same materials the EIFS system itself is made of, which are organically inert and therefore do not support mold growth. They are applied directly on top of the EIFS siding, leaving no path to the substrate for moisture. In addition, due to the way they are manufactured, they can be designed with a much more appealing profile and actually kick water away from the wall, similar to flashing.

These architectural moldings use a styrofoam core which is cut to the design you want to use on your home, followed by fibreglass mesh for added flexibility and finally 1 or 2 coats of a cementitious basecoat. This often leaves the moldings stronger than the EIFS wall itself and finished in such a way that they can be painted using any exterior-grade masonry paint.

The end result in opting to use architectural moldings over traditional wood trim is a more countinuous siding which will better protect what is holding up the roof over your head. These mouldings have greater aesthetic appeal and more often than not are price competitive, and when it comes time to sell your house you can settle some of your buyers' fears.

Basement Smell

Many people expect their home's basements to smell. Most of the time it's that musty smell of a space that has had some moisture combined with a lack of ventilation. Sometimes that basement smell is from mildew or even mold.

These days, with the real estate market backsliding and the competition for buyers fierce, a basement can be a real selling feature. Young families always need more storage space or a place where the children can play and a fresh smelling basement will make your house stand out from the crowd.

You can get rid of that "basement smell". Here is how:

What is the Smell Coming From?

Locating the source of the basement smell should be your first priority. Your nose is the best detective when it comes to locating the source of the smells. If the basement smell is coming from carpeting, clothes, furniture, wood, or anything else that might have gotten wet at one time, get it (or them) out of the basement. You can deal with these things individually, depending on what it is that smells and whether it is mold, mildew or just plain musty.

While you are nosing around, look to see if any mold is present on the walls, in corners or other likely spots where there is or has been a combination of moisture and lack of ventilation. If you spot some mold, you will need to remove it before the basement will not "smell like a basement.

Removing Mold

Of course you will need to protect yourself by using good rubber gloves, a good respirator mask, eye protection, and adequate ventilation. Obviously you are not going to be wearing your best clothes, but ones that will protect your skin from any exposure.

Once you are protected, you can begin by scrubbing the entire affected area with detergent and a scrub brush. Once this is done, the next step is to disinfect the area with a solution of chlorine bleach. Usually, a solution of a ¼ cup of bleach per gallon of water will suffice. Soak the area and give it about 15 minutes to work. Then rinse it thoroughly and dry it. It is important to dry it in order to prevent a reoccurrence. Do not forget to wash the clothes you were wearing.

Moisture Control

The next step is to eliminate the source of any moisture. This can be as simple as putting a dehumidifier or using a basement desiccant or drier. If there are cracks in the foundation or moisture is seeping through the floor or walls, these will need to be sealed.

Ventilation

Air circulation is important if you want to keep that basement smell from coming back. A fan or several vents can do the trick.

TIP: Several saucers of white vinegar a day or two before showings or several times a week can help. Also, a pan of activated charcoal can be helpful in absorbing the smell.

Caveat: If you or anyone in your family is allergic or sensitive to mold, it is always better to err on the side of caution and call in a professional to remedy the problem. This is especially true if you suspect there is toxic black mold present.

Bathroom Moisture Problems - Home Repair

Right above my bathtub in my master bathroom the paint is peeling off the wall. The area is peeling above the tile in my bathtub and shower combination. I tried to glue the peeling paint back and only made the situation worst.

First things first. The paint is peeling because there is to much moisture in the bathroom while you are using it. Do you have any windows you can open or a ventilating bathroom fan. If you have a window crack it open part way while you are showering.

The water droplets will accumulate on the walls and drip into any cracks. Right above the tile grout is a great place for moisture to accumulate. Oh yeah moisture loves grout and drywall. If you have any unpainted areas or an area that has cracked. Guess what you have now.

Your paint is peeling because the bathroom gets hot and cold. Moist and dry. If you have the door and windows shut. You just created a moisture trap. Most people prefer their privacy and will closes the door when using the shower. Well then open the window and let some cold air in while you are taking a nice warn shower. I don't think so. Most showering fools don't like that idea either.

Ok one more idea keep the windows shut so you don't let the cold air in. Then lock the door so no on barges in on you. If you have a ventilation fan turn it on. This will at least pull fresh air in from under the door and send the moist air out of the house.

But the fan is so noisy and I can't enjoy my nice warm vapor producing shower that will eventually cause me to get sick from mold particles floating around in the air while I am using my bathroom.
Does this about sum it up for you and don't we all do this from time to time. We want to enjoy our shower time, so we close up everything and when we are in our bath sauna environment relaxing our house is getting some damaging moisture that could cause mold and mildew.

Open a window or door a little when you shower. Get some air circulating through the bathroom and prevent damage to your nice house.
